#1 Biggest Tip for Water Damage Claims

Before you call the insurance company on your water damage claim let me give you the #1 Tip I tell everyone

NEVER EVER NEVER SAY:

“the leak was there a long time”
“I just noticed it but it looks like it was there for awhile”
“It was a slow leak apparently”
“A month ago we noticed the leak but didn’t think it would be an issue”

Never say:

The leak was slow—

One of the questions an insurance adjuster may ask is the following:

“was the leak slow or gushing”

This is your answer “It wasn’t gushing but a good amount was coming out, I can’t tell you how much but it was a lot”
(Note: if the water was gushing then say it but NEVER say “slow” leak

These are examples of phrases people told the insurance company that got their water damage claim denied.

YOU SHOULD ALWAYS USE THESE WORDS:

Just Happened
Recently happened
Suddenly happened
Abruptly
Leak started a couple days ago

If you need help with a water damage claim, give me a call I’d be happy to help

  1. Are public adjusters the intermediaries between the insuree and the insurance company? Is this a routine way of interfacing with insurance companies now? And… how to find a public adjuster?

  2. Going through this now. Been a nightmare. I am on my 7th overall visit in terms of technicians, they have been dragging it out and now are sending a loss adjuster after seeing the initial scope of damage is much broader and they panicked at the stripping out costs. I know they will look for any excuse not to pay and they use claim exhaustion hoping you give up. These creatures are worse than criminals. I have noticed they try and use the "friendly cop" demeanour to seem like your friend to direct you to saying something you shouldn't, they that is used to full on deny the claim. They are pos.

  3. Water damage noticed. I'll keep it short, sweet and simple (because that is exactly what it is). We're not sleuths. We're not plumbers. We're not captains on a ship that's taking in water. We're normal people with, at times, confusing situations.

  4. I called my insurance beginning of the year, for a flood that happened Jan. 2023 , they were following up with me for two months straight to put in my claim. I didn't have the mental bandwidth to deal with it. I just cleared my garage of the damaged goods. I am making a claim now. I've paid into this for years, my first claim. I'm in New Zealand.

  5. My adjuster is pressuring me to select their preferred vendor quote that uses a program that does estimates like exactitame However their estimate is more than 50% lower than the average quote received from actual local contractors. Please advice.

  6. Agreed watching this with so many extenuating circumstances to hiw bad leak was & when we fiubd our about it & our ability or lack of abilities to know where to start other than "the water was shut off completely at the main ~ no water to house at all we are senior citizens ,disabled & had to rely on help from family friends to know whi ti call. We were already living with water shut off to everything except the toilet & bathroom sink ~ seeking financial solutions to repair & update all plumbing ~ it could seem we were irresponsible for some time yet we weren't. We did tge best we could immediately upon finding out next information of a leak we knew nothing about until a water bill showed up another week ir 2 b4 we could get someone in to look at & find pipe leaking under the house out of sight not known about by us. This is all very important circumstances to why time elapsed making it seem like irresponsibly rather than TRUTH being innocent ignorance & facts slowing process down.

  7. @christinehendon4904 This man is Protecting and Helping the homeowner from blood sucker greedy people like you and your company . We work hard to purchase a home and deserve every blessing . Re-examine your values Christine . You just revealed yourself and your heart to God and the world especially America .

  8. My tip is NEVER use the word MOLD when dealing with insurance. If you have water damage that has occurred over time, you probably have mold involved. However, in most instances there is a mold cap on the homeowners insurance policy. I learned this the hard way. Water is definitely the enemy when it comes to home ownership. If you notice any type of moisture, anywhere in your home address it immediately! You are not doing yourself any favors by putting it off.

  9. So I just had a pipe burst while on assignment with the military and a pipe burst gushing so much water the city turned it off. By the time I got home the water was gone but the water bill was wiring for me which was $3000 which means approximately 30,000 gallons of water filled my house. I couldn’t stop myself from saying that to the inspector because it’s so ridiculous!
Ps. They want to replace the carpet and call it done. Ridiculous.

  10. I had a washer fail and leaked at a vacation mobile home in Arizona-this happened 3 months ago-and we had to fix the floor and carpet etc.-out if pocket approx $12k-are we to late to file a claim still?

  12. my grandmom left for Florida and had a house in New Jersey while she was living in Florida a pipe burst and caused water damage, she left the problem get bigger and bigger with mold and water damage to the walls also left the house abandoned now she wants her home back and needs to get rid of the mold and do some major work just want to know if it's true that it can cost 150,000 or more it's not a big house she doesn't want to sell her home she has nowhere to live because she's being evicted and she also didn't have insurance it's a mess breaks my heart.

  13. I just discovered a leak on the ceiling of my garage that was covered by storage bins that were stacked up high. I noticed a patch of drywall that was soft and discolored. Do i have a leg to stand on?

  14. They've been trying this for 1.5 years with me now on an open claim from early 2023. For 1.5 years I've had all bathrooms in my house inoperable. I've got 3 plumbers reports, plumbing supervisors report, 5 general contractors reports, 9+ pictures, 2 carpenters reports. I've complied with everything insurance instructed me to do thus far, contrary to their accusations. From opening the ceilings, to demoing a bathroom, to having an access port installed in one, to cutting out a portion of the floor myself for damage mitigation, to not showering for 1.5 years etc… The abrupt water damage has just been sitting the whole time. Which has led to extensive rot, some mold and sagging floors. Which is the insurance companies fault for delaying, denying, and finally approved late last year. Yet they approved for mere hundreds deliberately under my deductible. Took 8 field adjusters, 3 desk adjusters just for them to do that. The damage estimates directly after this happened were for $16k. Due to them taking 1.5 years, those same damage estimates are now over $100,000… I'm not sure what to do all the attorney's only handle bad faith cases. Keep telling me this is breach of contract. That has to be filed suit for first, in order to determine bad faith. Please help me, my house has been declared uninhabitable due to my insurance's deliberate delaying and negligence. I've kept logs of all the adjusters and others I've dealt with, via text, email and some voicemails.

  15. Leaky pipe between floors that caused a portion of my downstairs ceiling plaster to bubble and burst. After shutting water off, should I do the repairs first and then call the insurance company or call insurance first. In the past many many years back, I've called the insurance company first and they then proceeded to send the adjuster over and then they sent their preferred service repair company.
